The Plain Dealing Pledge

You just walked into one of my listings. Before you fall in love with the kitchen, read this.

I work for the seller. Not partly. Not technically. Completely. I'm Connor MacIvor, and I have been a sellers-only agent since September 2021, after 27+ years in Santa Clarita real estate. Before that I spent seventeen years with LAPD reading people their rights before they said a word to me. I retired the badge. I kept the habit.

So when you walk through my door, you get the real estate version of Miranda, from my mouth, before you say a thing:

The Warning I work for the seller. Anything you tell me can and will be used to my seller's advantage. So don't tell me your top number. Don't tell me you're desperate. Don't tell me you love the kitchen. Save it for your own agent, or keep it in your pocket.

That's not hostility. That's the only honest way to open a door. Every agent at every open house you've ever walked into worked for somebody. Most just never said who. I say it first, out loud, so you can decide what leaves your mouth with your eyes open.

And because a warning is only half of plain dealing, here is the other half. This is my pledge to you, every buyer, at every one of my listings, in writing where you can hold me to it.

The Pledge

You Will Always Get From Me Honesty.

I will never lie to you. Not about the house, not about the process, not about whose side I'm on. Honesty is owed to everyone. Loyalty is owed to one. You get the first in full.

Every material fact.

The Transfer Disclosure Statement. My own written visual inspection findings. Every known defect. If it's material to that house, you get it, whether you have an agent or not. Hiding a bad roof from you wouldn't be loyalty to my seller. It would be illegal, and it would be beneath both of us.

The warning, up front.

The Miranda above, spoken to your face before you volunteer a word that costs you. Nobody gets ambushed at my door.

A free, open door.

Since the settlement, an agent can't even show you a house until you've signed a representation contract with them. I will not tell you what to offer, coach your negotiation, or tell you what an inspection report means. You get three names, never one, and I don't take a cut from any of them.

Pressure.

No manufactured urgency, no scripts, no chasing you to a decision. The facts, the documents, the door. What you do next is yours.

A fee.

You will never pay me a dime. Not a commission, not a referral fee, nothing. My seller pays my fair fixed fee, and that is the entire paycheck. There is no pocket of your money anywhere in my world.

Pretend representation.

I will not act like your agent while being paid to negotiate against you. If you want someone in your corner, get someone whose only job is your corner. I mean that.
