What is the Fair Fixed Fee?
It is one fixed listing fee for my representation. We negotiate it for your property. We write it into your listing agreement. You know it on day one, before a single photo is taken.
There is no universal advertised price. There is no preset percentage. Your home, its preparation needs, the marketing plan and the scope of work shape the number, and that number belongs in a conversation about your home, not on a web page that has to fit every home the same way.
Why a percentage that grows with your price is broken
Most listing agents charge a percentage of your sale price. Across the market, you will commonly hear 2.5 to 3 percent for the listing side. Here is the problem with that.
A percentage pays for the price, not the work. Sell for more and the fee climbs, even when the work stayed about the same. A clean home that prices right and sells in week one can cost more than a hard home that needed three price changes and four rounds of offers. That is backwards.
The percentage also hides inside the math. You hear a small number. You see a big one on the closing statement. I would rather you see the real figure up front and plan your move, your next purchase and your proceeds around it.
A percentage listing fee
- Moves with your sale price
- Easy to quote, hard to picture
- Tied to the price, not the job
The Fair Fixed Fee
- Fixed in writing before you sign
- Set for your home and your plan
- Tied to the job, not the price
I go deeper on the history in why the percentage commission is broken.
What is included: full service, nothing stripped
A fixed fee is not a menu. Marketing is not a tier and negotiation is not an add-on. Your written agreement lists the services, and on a typical listing they cover the whole job, start to close:
- Pricing strategy built on the current market
- Pre-listing preparation guidance
- Vendor coordination
- Professional photography
- Drone, twilight and video where the home calls for it
- A dedicated property page for your listing
- Full MLS placement and portal syndication
- Showing coordination and feedback
- Offer review, comparison and negotiation
- Inspection and repair negotiation
- Appraisal support
- Transaction management through recording
And you deal with me. The agent doing the work is the agent on the sign. See the full breakdown in what my listing representation covers, or the 19 components in the system.
What it does not cover: the fee is not your total cost to sell. Escrow, title, transfer taxes, HOA fees, inspections, disclosures, repairs, credits and any buyer-agent compensation you choose to offer are separate on every California sale. I walk through the complete selling-cost estimate with you before you list, and I push back on the line items that are not mine to charge.
Sellers Only Agent™: one side of the table
The fee settles what it costs. Sellers Only settles who I work for. I represent sellers. I never take the buyer as a client on a home I list. No double paycheck on the other side of the table shaping what I tell you.
When one agent represents both sides, that agent has to stay neutral. You lose your advocate at the exact moment you need one. With me, there is one client on my side of the table. You.
One exception you hear up front: if the buyer's agent also works at Sync Brokerage, my brokerage, Sync becomes a dual agent, only with your written consent, and every Sync agent in that deal then owes the buyer fiduciary duties too. I tell you that before you sign, not after. More in what a sellers-only agent is and dual agency explained.

Why is there no price on this page?
Because there is no universal fee. Every home is different in preparation, marketing and scope. We set your fee in a conversation about your home and write it into your listing agreement before you commit.
Does the fee change if my home sells for more?
No. It is fixed in your written agreement. A higher sale price does not raise it.
Is the Fair Fixed Fee my total cost to sell?
No. It covers my listing representation. Escrow, title, transfer taxes, HOA fees, inspections, disclosures, repairs, credits and any buyer-agent compensation you agree to offer are separate. We review the complete estimate together before you list.
Does the fee cover the buyer's agent?
No. Whether to offer buyer-agent compensation, and how much, is your decision and it is separate. Because I never take the buyer as a client, my advice on it is not shaped by the answer.
Is a fixed fee a discount service?
No. The structure of the fee is different. The service is full. Nothing on the list above is stripped out or handed to a junior assistant.
What if the buyer's agent works at your brokerage?
You hear it before you sign. I never take the buyer as a client. If the buyer's agent also works at Sync Brokerage, Sync becomes a dual agent, only with your written consent, and every Sync agent in that deal then owes the buyer fiduciary duties too.
The Fair Fixed Fee is negotiated individually for each property and agreed in writing before the listing agreement is signed. There is no universal advertised fee, preset percentage or promised savings. All real estate commissions are negotiable and are not set by law. Closing costs, including escrow, title, transfer taxes, HOA fees, inspections, mandated disclosures, repairs, credits and any buyer-agent compensation offered, are charged separately and are the seller's responsibility.
