The Specialist Lane Real Estate Never Had

Connor MacIvor · September 2026 · 5 min read

Nobody thinks less of a family doctor because a cardiac surgeon exists in the same hospital. Different tool for a different moment, and both of them are good at what they do. Medicine built that distinction generations ago. So did law. So did finance. Real estate never did.

Why does real estate stay generalist while every other field specializes?

Every agent, in almost every brokerage, is expected to do everything: list your home, show other people's homes to buyers, negotiate for sellers on Monday and against them on Tuesday for a different client. The industry built one job title and asked it to hold two opposing roles at once.

That is not a knock on the agents doing it. Most of them are sharp, and they work hard for whoever they are representing at that moment. It is a structural observation: the profession never built the specialist lane that almost every other serious field already has.

What does the Sellers Only Agent™ model actually remove?

One thing, completely: buyer clients. Not on this listing. Not on any listing, ever. There is no buyer consultation, no showing other homes to a buyer this week, no future referral relationship to protect. The entire practice is built around one side of the transaction, permanently.

That is not a marketing line. It is the whole structure of how the business runs, the same way a surgeon's calendar does not include general checkups.

Does a specialist lane mean fewer buyers see your home?

No. Every buyer, represented or not, can still tour the property and submit an offer. A represented buyer negotiates through their own agent, same as always. An unrepresented buyer is treated as a customer, not a client, the same standard NAR's own settlement FAQ confirms is fine for a listing agent to do on behalf of a seller.

What changes is not who can buy. What changes is who the listing agent is structurally allowed to represent, and that answer is always the seller.

Who is the specialist lane actually for?

Connor MacIvor, CA DRE #01238257, Sync Brokerage, Inc., DRE #02031490. Service terms are agreed in writing with each seller individually. All real estate commissions are negotiable. Connor MacIvor is a licensed real estate salesperson, not a broker. Sync Brokerage, Inc. is the responsible broker. Sellers Only Agent™ is a trademark of Connor MacIvor (USPTO #99738462).

Frequently Asked Questions

What is the specialist lane in real estate?
It's a representation model where an agent structurally removes buyer clients from their business entirely, similar to how a cardiac surgeon focuses on one kind of case instead of general practice. The Sellers Only Agent model is that lane applied to seller representation.
Does a specialist agent limit which buyers can see my home?
No. Every buyer, represented or not, can still tour the property and submit an offer. What changes is who the listing agent is allowed to represent, not who can buy.
Is specialization common in other professions?
Yes. Medicine, law, and finance all built specialist tracks decades ago. Real estate has largely stayed generalist, with most agents expected to represent both buyers and sellers.
